NSP Realtor Training

The purpose of the Neighborhood Stabilization Program is to stabilize neighborhoods by encouraging the purchase and rehabilitation of foreclosed and distressed properties within specific target areas in Surprise.

The program provides home buyer assistance towards the purchase of foreclosed homes to qualified applicants. Recipients also receive home buyer education and counseling.

Realtor Training
Realtors who wish to work with participating home buyers in the Neighborhood Stabilization Program must complete the mandatory training.

Realtor Need to Know
  • Sales price should be offer amount or 1% below appraised value whichever is lower (NSP guidelines)
  • $5,000.00 Down supplied by the City of Surprise, AZ NSP program
  • City will pay closing costs in addition to the down payment (up to 6% of normal and customary)
  • City of Surprise will pay for appraisal and inspection report
  • A one-year home warranty will be ordered by buyer, TBD, not to exceed $450 paid by the City of Surprise
  • All is dependent on a clear environmental review to be completed by the City of Surprise
